Upstairs-Downstairs Tour: From Top To Bottom 2026

This tour follows the route of our ever-popular Classic Mansion Tour but does not stop after seeing the second floor. Visitors will go to the top floor of the tower and then down to the basement level kitchens, finishing at the adjacent laundry building. This is a great option for anyone who wants to hear the full story of Lyndhurst in one tour!
The Upstairs-Downstairs treats visitors to a rare glimpse of the lavish decorative arts and furniture left at Lyndhurst by previous owners. You will visit approximately 25 rooms and see the entire property from the top of the five story tower. You’ll then descend all 99 steps down to the basement level to view the kitchen and service spaces that helped keep Lyndhurst running. The tour runs about 90 minutes.
Important Information, Please Read:
- Please note that this tour requires visitors to ascend 79 steps up to the tower (from the first floor) and 99 steps down to the basement. Because of its physical demands, it is not recommended for individuals with limited mobility.
- A limited number of tickets are available for each event, and events do sell out.
- Some tickets may be available for purchase on-site, but these are not guaranteed.
- Please arrive 15 minutes before the entry time on your ticket. If you are late, we will do our best to accommodate you, but we cannot guarantee it.
- All ticket purchases are non-refundable and non-exchangeable.
- A Grounds Pass is not needed if you already have a Tour or Event Ticket.
- Not recommended for children under 12 years of age.
- No large bags, backpacks or strollers allowed in the mansion.

This specialty tour is limited to ten participants due to narrow stairs and confined spaces.
Accessibility
For a safe and enjoyable experience, due to the number of narrow steps in the tower portion of the tour, please be advised of the following:
- The majority of this tour is not ADA accessible.
- This tour is not recommended for individuals with limited mobility. There are 79 steps up to the tower and 99 steps down to the basement.
- There is no elevator in this historic building, and seating and rest opportunities are limited on this tour.
- The tower is not air-conditioned, and the upper floors may reach high temperatures in the summer heat.
Plan Your Visit
Please check-in at the Welcome Center, the brick complex located just past Lyndhurst Mansion, where visitors can visit the gift shop and use the restrooms. Plan to arrive at the Welcome Center 15 minutes prior to your ticket time.
